STURBRIDGE — The plan was approved, but nothing will be built yet.

The gas/service station and convenience store proposed at 173 Main St. by JCJ Realty Trust was approved by the Planning Board Tuesday night, with a set of 20 conditions, including a necessary sewer tie-in or on site septic system.

JCJ Realty Trust is made up of partners Joseph Daou, owner of Daou's gas station and convenience store on Route 169 in Southbridge, and Jack Bouhanna, former owner of Jack's Gas in Sturbridge.

The proposal before the Planning Board was for an establishment on land that was most recently used as the parking lot for Rom's restaurant.
